When a structure not originally built as a dwelling is to be converted into a residential home, the requirements of the New Home Buyer Protection Act must be met for building permits to be issued. A renovator does not need a residential builder licence unless the renovation results in 75% or more of the home being new construction. A warranty means that you’re safe in the knowledge that your new home is well-built and worry-free. If a problem does arise, simply call our service team and we’ll help you fix any warranty issues. It is the largest investment you will ever make, your Warranty should be here to protect you and your investment. This is very common, as the Warranty Provider does not provide any oversight at all to see if the Builder has repaired any defects. To be honest, that is why Home Warranty Advocates exists… as there is no mechanism to hold Builders accountable to Build or Repair to the Building Code or Performance Guide.
We recommend owners purchase additional homeowners insurance above and beyond what’s offered by the new home warranty. As a buyer, you can narrow down your choice in builders depending on the type and amount of homeowner protection they offer. In the rest of Canada, the builder decides whether or not to offer a warranty. Having said that, an individual builder must offer homeowner protection if they want to be a member of the Canadian Home Builders’ Association.

How does the New Home Warranty in Alberta protect condo owners?

Multi-family rental units do not require home warranty if the owners plan to keep the property for at least ten years. There may be other licence requirements for renovators, such as a municipal business licence or a prepaid contracting licence. Builders whose licences have been suspended or cancelled will appear in the registry with a licence status of suspended or cancelled.
